NEWS JULY 2018: COMPLETION OF 5 YEARLY ELECTRICAL INSTALLATION CONDITION REPORTS (EICRs) FOR ALL RENTED ACCOMMODATION IS BECOMING LAW IN ENGLAND (IN LINE WITH SCOTLAND). THE GOVERNMENT CONSULTATION CLOSES IN OCTOBER WITH DATES TO BE ANNOUNCED SOON.

It is recommended that an Electrical Installation Condition Report is undertaken on rented properties every five years and checks upon a change of tenancy, to ensure the property is safe. Any appliances must be inspected & tested for electrical safety at the start of any tenancy.

 For HMO properties and those in a Licenced Landlord Area, these checks are compulsory. These checks are already compulsary for all rented accommodation in Scotland, with England to follow suit very soon.

Private Landlords- you should provide new tenants with a copy of your most recent EICR, PAT testing certificate (if you provide any appliances for your tenant), CP12 Gas Certificate and EPC along with the 'How to Rent' guide. If you do not have these in place your insurance cover may be affected, and as of October 2015 you may also be unable to issue a Section 21 notice to regain possession of your property in court!

Over time, the cost of an EICR averages out at under 60p per week.
